Every home is different. First Due Home Watch & Concierge offers scheduled visual property visits based on the size of your home and the frequency of service you need. Each visit includes documented observations, photographs and a digital report.

Custom Quote
Property size is based on the total area requiring observation, including the residence, attached garage, covered lanai and any additional structures included in the service agreement. Final pricing is confirmed following a property assessment.
Weekly Home Watch provides one scheduled property visit approximately every seven days, totaling 52 visits annually. Weekly service is billed in 12 equal monthly installments. Visit scheduling is subject to the service agreement and reasonable adjustments for holidays, severe weather, property access and safety conditions.

Exterior Property Observations
- Exterior walkaround for visible damage or debris

- Roofline and gutters observed from ground level
- Landscaping, drainage and standing water
- Pool/spa visual observations, if applicable
Interior Property Observations
- Interior walkthrough of accessible areas
- Visible moisture, staining and water concerns
- Thermostat setting observation
- Indoor temperature and humidity readings, when accessible and appropriate equipment is available
- Obvious pest activity or unusual odors
- Visible concerns around accessible plumbing and appliances
Security and Reporting
- Doors, windows and access points secured as authorized
- Security and departure procedures completed as instructed
- Alarm rearmed as instructed, if applicable
- Photographs documenting the visit
- Digital report after every visit
- Notification of significant observed concerns
Routine faucet flushing, toilet flushing, appliance operation, plant watering and other hands-on services are not included in standard home watch visits unless separately authorized and quoted.
Home watch visits consist of scheduled visual observations of accessible areas. They are not licensed home inspections, equipment servicing, continuous monitoring or emergency response services.
Visit reports and photographs are included with every scheduled home watch visit. Concierge services are priced separately; standard home watch pricing does not include a complimentary concierge hour or a separate monthly property summary.

Standard home watch visits do not include unlimited vendor waiting, airport transportation, plant watering or equipment maintenance.
The fine print, in plain English
Pricing Terms
- 01Published prices are starting rates for typical residential properties within our primary service area. Final pricing may vary based on total property size, layout, detached structures, access requirements, travel distance and property-specific needs. Additional services are quoted separately. All services require a written agreement.
- 02Visit frequency options: two scheduled visits per billing month; four scheduled visits per billing month; or Weekly Home Watch, providing 52 scheduled visits annually billed in 12 equal monthly installments.

One-Time Property Setup Fee
A one-time $99 property setup fee applies to new recurring Home Watch clients and includes establishing property-specific instructions, access procedures, emergency contacts and service documentation.
This fee is waived when you enroll in a recurring Home Watch plan with an initial three-month commitment. Clients may instead pay the fee and enroll month-to-month with no minimum commitment.

Recurring Service Enrollment & Cancellation
These terms apply to all recurring Home Watch plans (2 Visits Per Month, 4 Visits Per Month and Weekly Home Watch — 52 Visits Per Year), not standalone one-time visits.
Option A — Three-Month Commitment: The one-time $99 property setup fee is waived. After the initial three months, service continues month-to-month and may be canceled with 30 days' written notice.
Option B — Month-to-Month: The one-time $99 property setup fee applies, there is no initial three-month minimum, and service may be canceled with 30 days' written notice.
If a client with a three-month commitment cancels before completing the initial term, the previously waived $99 setup fee becomes payable. There is no additional early cancellation penalty and no charge for future visits that are not performed. The client remains responsible for completed services and any separately authorized charges.
Detailed payment and early termination provisions are included in the signed Home Watch Service Agreement.

Weekly Home Watch Terms
Weekly Home Watch includes 52 scheduled visits annually, billed in 12 monthly installments.
Homeowners may request rescheduling with at least 24 hours' notice, subject to availability.
Visits affected by severe weather, hurricanes, unsafe conditions or restricted property access will be rescheduled when reasonably possible. If First Due cannot complete or reschedule a visit, the customer will receive an appropriate visit credit.
First and final billing periods will be prorated according to the scheduled service dates and the written agreement.
